Finish Types
Water-based vs oil-based. Which is right?
Water-Based Polyurethane
BEST FOR QUICK TURNOVERS
Dry to walk in 2–3 hours
Low VOC, minimal odor — tenants return sooner
Crystal-clear, stays clear (no yellowing)
Ideal for lighter stains and gray tones
Slightly less durable under heavy traffic
Oil-Based Polyurethane
BEST FOR DURABILITY
Maximum durability under heavy use
Adds warm amber tone that enhances grain
Lower upfront cost per coat
Ideal for dark stains and traditional looks
24–48 hr dry time, stronger odor
The Process
How floor refinishing actually works.
01
Inspection & Quote
We inspect the floor condition, measure square footage, note repairs needed, confirm your finish preference. Fixed quote provided before any work begins.
02
Repairs First
Board replacements, nail pops, squeaks, and gap fills are addressed before sanding. Doing repairs first gives a seamless final result.
03
Sanding — 3 Grits
Drum sanding with progressively finer grits removes all old finish and levels the floor. Edge sanding and hand-scraping corners follows.
04
Staining (if applicable)
Stain is applied evenly and wiped back. We test on a hidden corner for your approval before doing the full floor. Dry time: 4–8 hours.
05
Finish — 2–3 Coats
Multiple coats with light sanding between coats. Walk-on in 2–3 hours (water-based) or 24 hours (oil-based). Full cure in 3–5 days.

FAQ
Common questions.
How long do I need to stay out of the apartment? +
Water-based: walk-on in 2–3 hours, furniture back in 24 hours. Oil-based: walk-on in 24 hours, furniture back in 48–72 hours. Best coordinated with a turnover between tenants.
Can you work in occupied apartment buildings? +
Yes. We use dust-containment equipment and schedule work to minimize disruption to neighbors. Most building co-ops and management companies have no objections.
How many times can hardwood be refinished? +
Solid hardwood can typically be refinished 5–8 times depending on board thickness. Engineered hardwood: 1–3 times depending on the veneer layer. We'll tell you upfront if a floor isn't a good candidate.
Do you combine floor work with apartment turnovers? +
Yes — and it's the most efficient approach. We sequence floors first, then painting, then cleaning. The unit comes out fully market-ready in one visit. One quote, one timeline.
What areas do you serve? +
All Brooklyn neighborhoods — Williamsburg, Bushwick, Greenpoint, Park Slope, Crown Heights, Bed-Stuy and surrounding areas. Manhattan on request.
How do I get a quote? +
